SCHEMATIC DESIGN

We listen and learn about the client's vision, goals, and priorities. We explore possible ideas and solutions and develop a 3D model, site plan, floor plans and elevations for review. We read and analyze the building and zoning codes and assemble the necessary team of consultants including Civil, Structural, and Mechanical. We suggest that a General Contractor be engaged by the end of this phase to provide preliminary pricing guidance. 

DESIGN DEVELOPMENT

The DD document set includes architectural and consultant drawings for further coordination. Systems, materials, and equipment are determined. 

CONSTRUCTION DOCUMENTS

The CDs are technical drawings and specifications which operate as a manual for the builder. A Permit Set is submitted to the local authorities and the builder can provide a final price for the project.

BIDDING AND NEGOTIATION

We support the client with selecting the General Contractor. The drawing set is sent to potential bidders for pricing.

CONSTRUCTION ADMINISTRATION

We are your advisor during construction. We review submittals and observe the work. We guide our clients through this process to ensure that the project materializes into the product that had been discussed, planned, and documented.
